EICR stands for Electrical Installation Condition Report. The report is designed to identify any damage, defects or deterioration in relation to electrics. This will help to give an overall view of the condition of the electrics and any observations/dangers that have been made during check.

The length of time an EICR takes will depend on a number of factors such as if it's a domestic or commercial property and the size of the premises. Most EICRs will take between 1 -3 hours.

EICRs are now valid for 5 years for all properties that reach a level or condition deemed as satisfactory. The certificates cover a full 5 year period and can be used for any future tenancies undertaken within that period of time. 

From July 2020 there became a legal onus that requires all landlord to have an electrical installation condition report in place before they relet a property or for any new rental properties. As of April 2021, it has become a requirements for all existing rental properties to also have a valid EICR in place. Once you have achieved at least satisfactory the report will last for a 5 year period.

Recent changes to regulations now require all landlords to carry out EICRs on their rental properties to ensure the electrics are to a safe standard. Whilst initially the regulation was aimed at new tenancies, as of April 2021 it is now a legal requirement for all new and existing rental properties to have a valid EICR certificate. Upon completion of an EICR check in Middlesbrough, the report will show a number of things such as:

  • Code 1 (C1) - This means there is a danger present and a risk to injury for anyone that might use or come into contact with it. Remedial work must be carried out to resolve a C1 issue.
  • Code 2 (C2) - Similar to C1, C2 means something is potentially dangerous but doesn't pose an immediate threat, however remedial work must still be carried.
  • Code 3 (C3) - C3 means that improvement is recommended however further remedial work is not required and it is still deemed as satisfactory.
